To give your home the best chance of achieving a great final selling price in the shortest amount of time, there’s a few things to consider to make sure you’re fully prepared for the selling process.

  1. Which agent to choose

Make sure you interview at least three agents in your quest to find the perfect agent. Prepare a list of questions to determine their skills in negotiation, marketing, showing properties and general experience with your type of property in your particular area. When it comes to agent fees, this should not be the sole deciding factor on who to list your property with. As the old saying goes, if you pay peanuts…

The cheapest agent is the one that gets you the highest price.

  1. What needs to be done at home

Your home’s presentation is of the upmost importance and can mean the difference between attracting buyers and having them running for their cars before they step foot in the front door.

Give the garden a spruce up, making sure it’s free of weeds and looking attractive, ensure that all of the lighting fixtures are working properly, that all of the little cracks in the walls are patched up and painted over and that the kitchen and bathroom grouting is up to scratch.

A good de-clutter never goes astray and means there’s less stuff to bring with you to your next house, so win, win!

  1. Calculate all the costs

  1. Tally up your time

Getting your home looking its best can take up a lot of your spare time; weekends are now filled with redecorating tasks, gardening and tidying. Once listed, your home will need to look sharp for home opens, so this also means upping the cleaning frequency to keep it looking great. If your job isn’t very flexible it may be worth taking some leave to get the house prepared for sale.

  1. Focus on your well-being

Selling your home and moving is one of life’s biggest stresses, so it’s important to focus on your mental wellbeing as well as getting your house sold! Keep stress levels low by making time for relaxing activities, exercise and other de-stressors which help everyone remain positive throughout the process.
