Many would think that Spring is the best season to sell when everything is green, water is flowing through creeks and the home is at a nice mild temperature, but don’t wait. In the current climate, the difference between listing your property today and in 6 months time could cost you $50,000 or more in your sale price!

For many, Autumn is their favourite time of year, with the changes in the trees and the cooling down in temperature after a steamy summer. Do not disregard Autumn as a great time to sell your property. Here are a few tips on preparing your home for sale in Autumn:

Brighten Up Your Home

As the days get shorter, your home will become darker as the day progresses. Many people are busy with their work commitments so can’t get to see properties until after 5pm. To ensure the home is presented in it’s best light (pardon the pun) ensure that there is adequate lighting for these viewings.

Replace dull globes with bright, warm light globes in all of your lamps and fixtures and make sure the window treatments are wide open, to let as much light in as possible. You should always ensure your home is presented as bright, clean and open.

Make the Outside as Appealing as the Inside

With the cooler weather comes wind and rain, and leaves and weeds! If your property is listed for sale, you should always keep on top of your gardens but especially so in Autumn when the ground is often covered with leaves. Take 10 minutes to rake these up every couple of days to ensure you stay on top of them. Treat weeds as you see them and don’t let them soak up nutrients from the rain.

Before the rain sets in, make sure you clean out the gutters. This should be done at least twice a year, before winter and before summer, especially in bushfire prone zones.

Consider pressure cleaning the brickwork of your home before the weather gets cool. No doubt dust and sand have built up over summer so blast these particles away and show off bright, clean brickwork, paving, driveways, etc.

Create a Sense of Warmth

As the weather cools down, buyers will be more inclined to hang out in a warm and cozy environment, giving them more time to admire your home. Add some cushions and throws to lounges and chairs or change your bedding to a warm inviting colour. If you are lucky enough to have a traditional fireplace, have some logs stacked next to it so it looks like it’s ready to go.
