You need to impress the buyers coming to your home. You want them to envision themselves living in the space. For them to picture themselves living in your home, you need to present it well. Here are 7 tips that will make your home look bigger, brighter, more open and ready for sale.

 

1. Make the Entrance Grand

First impressions do count. The exterior of your home needs the same attention as the interior. Mow your lawn, trim the hedges, and turn on sprinklers 30 mins before showings of your home. If you don’t have plants around your house, add some pots to accent the front of the home.

Restoring the facade will also make a good impression. Use a power washer or gurney on the front path, repaint the front door or fence, update your letterbox or add new numbers to the front of your home.

2.  Blank canvas

Before you start to worry about styling and furniture placement, you must ensure that the house is spotless. A good clean is critical to the sale of a home. Make sure it’s a meticulous clean that doesn’t miss any details. Go the extra mile by cleaning and deodorising carpets, window coverings and furniture if it’s going to be displayed.

 

3.  Scale down

If a room is full of furniture, it will look smaller, which turns buyers away. When a home feels smaller, buyers will instantly think it’s less valuable. Make sure the buyer can appreciate each room, remove one or two pieces of furniture. If you have one huge couch, consider swapping it out to something smaller.  Make sure you use a little table and chair set for an eat-in dining area, it will make the space seem more significant.  If bedrooms are small, it’s best to have just a bed and side tables.

 

4.  Get rid of Clutter

A potential buyer will struggle to picture themselves in your home if they have to look at your family photos, collectables and another personal décor. It’s time to pack up all your personal items. Start removing items from mantles, coffee tables and bookshelves without making them baron. Always leave at least three items of different heights on each surface, for example, a lamp, a plant and a book.

5.  Furniture Placement

The arrangement of furniture in rooms does affect the way buyers perceive the home. Highlight the flow of the house by arranging furniture to guide buyers from one space to another.  Create a focal point in each room. Typically, the focal point will be on the wall farthest away from the door, with the rest of the furniture arranged around it. Remember, don’t have too much furniture in a room.

6. Add Colour

Time to add some colour, but don’t go painting the walls purple! Add a fresh coat of warm, neutral colour to each room. If you are stuck on the colour choice, ask for some help or simply look on sites like Pinterest. Always choose something that appeals to everyone.

You can also add colour with accessories. Adding a throw or accented pillows can brighten up a dull coach. Plants and other greenery will also brighten up a space without hurting the wallet.

7.  Setting a scene

Setting a scene is an essential part of staging a home. All the elements of your home should be used and taken advantage of. If you have a grand fireplace, lay logs in it, you could even get the fire going. Set your dining table with a centrepiece. In the bedrooms, always use your best linen.

The kitchen and bathroom are often considered to be the most important rooms in a home, so take extra time with these rooms. Light candles in the bathroom, add flowers to the kitchen.
