Armadale, Seville Grove and Kelmscott Market Update | September Edition

Hi, I’m Brendan Leahy from Naked Edge Real Estate and welcome another market update for Armadale, Seville Grove and Kelmscott. 

Armadale

The number of homes sold in Armadale for the month of August was 12. Since January it’s been 160 sales in total and this time last year we had reached 282 sales, so the turnover’s down a fair bit from the year before. The median price for the past six months is sitting at $312,000. The highest sale has been $850,000 with the lowest being $225,000. The current number of listings is 62, plus there’s another 14 which are currently sitting under offer and haven’t gone unconditional. For units in Armadale, there was only 1 sold in August. This year there has been a total of 52 sold. For the same time last year, there was 66 sales. The median price for units for the past six months was $319,000. The highest sale has been $350,000 and the lowest $210,000. The current number of listings for units sits at 20 plus there are 2 properties that are under offer. A recent announcement by REIWA has put Armadale as the third most affordable suburb in the whole of the Perth metropolitan area.

Kelmscott

For the month of August there was one sale and for the whole year since January there was 73 sales. This time last year there had been 100 sold, so it’s down a little bit. The median price for the past six months is $345,000. The highest sale in Kelmscott has been $630,000 and the lowest sale has been $225,000. The current listings for the area are 29, plus 2 under offers. Please be aware we are excluding the properties in Clifton Hills and Kelmscott Hills. 

Seville Grove

For the month of August there was 4 sales and 120 sales for this year. This time last year there was 172, so the numbers are down a little bit in there as well. The median price for the past six months is sitting at around $405,000. The highest sale has been $600,000 which was a great result and the lowest sale has been $278,000. Current numbers of listings is sitting around 43, plus there are 12 properties currently under offer.
